How can I take advantage of the financial crisis?

Today you can take advantage of the crisis but first you have to understand how prices are determined. On one side, most of price tags are rising: gas, gold, food etc... 
 
All prices are on the rise, so is the Inflation. On the other side some other prices have fallen. I am talking about Real Estate properties, whose market prices are lower than their normal price value. Do you think buying a property in an urban area of a major Italian city paying it 50% less than its normal price? I think so!  
 
Let me add we are entering a time in which great deals will be popping up like popcorn. And I am not the only who think so.

Come posso trarre, oggi, un grande vantaggio dalla crisi?


Oggi, puoi trarre vantaggio dalla crisi, ma prima, devi capire come si muovono i prezzi.

Da un lato, la maggior parte dei prezzi sta salendo: si veda la Benzina, l'Oro ed il costo delle derrate alimentari. Se ci fai caso, sono tutti prezzi in crescita. Quindi l'inflazione è in crescita.

Dall'altro lato, sul mercato si trovano alcuni prodotti che sono diminuiti di prezzo. Si tratta di immobili che oggi sono a prezzi molto scontati rispetto al mercato. Credi anche tu, che sia un affare, investire con il 50% di sconto, in immobili nelle zone residenziali, delle principali città italiane? Io personalmente credo di sì.

E aggiungo che si sta entrando in un periodo in cui si possono fare degli ottimi affari. E non sono l'unico a pensarla così. Se sei interessato contattami.

Luigi Foscale Risponde. Essere o non essere.


Oggi mi hanno fatto una domanda. “Ho un patrimonio in Borsa, e ho perso moltissimo. Mi consigli di vendere o di tenere?”

Innanzitutto ringrazio chi mi ha fatto la domanda, perché offre l’opportunità di approfondire un punto molto importante. Il bivio, Vendo in perdita o Tengo, è un dilemma. 

Per poter dare una risposta seria bisogna considerare ogni singola posizione. Tuttavia è importante far capire il ragionamento che sta a monte. Nella sua complessità, la risposta è semplice. Se ci sono possibilità che il titolo cresca di valore, allora bisogna tenere.  Diversamente conviene vendere ed investire in qualcosa che offre maggiori opportunità di crescita.

Today a friend of a friend asked me a question: “I have a stock portfolio and I lost a fortune. Do you advise me to sell or to hold my shares?

Is running into debts a dangerous practice today?


It only depends on what you do with your debts.
 
Debts may lead you to bankruptcy but they can also make you rich.
 
Only through a decent Financial Literacy you may be able to decide (as the ball is always in your hands) what to do.
 
First of all it is absolutely crucial to know how debt may help yourself. If you buy a car, a tv set or you are refinancing to buy new furniture, you run into debts to buy goods that will lower their value with time. This is a road that will certainly drain your resources..
 
On the other hand you can decide to purchase goods that are going to increase their value and that will eventually provide you with a stable income. If this is the case, debts could make you richer.
 
I use the conditional mood because you have to weigh the pros and cons: interest rate, Return on Investment and the tax regulation. Indeed if you overborrow that’s a risk too. In order to know if you are on the right track, my advice is to check your cash flow.
 
Indeed it’s a steady cash flow that ensures your debt repayment.
 
When you think about refinancing, like through a home equity line, think first to the possible cash flow eventually coming from that debt.

Oggi è pericoloso essere indebitati?


Dipende.

Dipende solo da cosa fai con i debiti. I debiti possono farti fallire, ma possono anche arricchirti. Ed solo con l’istruzione finanziaria che puoi decidere (perché il gioco è sempre nelle tue mani) cosa fare.

Ma innanzitutto è fondamentale capire cosa puoi comprare con i debiti. Se acquisti una automobile, un televisore o ti finanzi i mobili nuovi della casa, ti stai indebitando per acquistare beni che si riducono di prezzo. Questa è una strada che, sicuramente, ti impoverisce.

Invece, puoi decidere di acquistare beni che aumentano di prezzo e che ti danno rendite costanti. In questo caso, i debiti potrebbero, farti arricchire. Uso il condizionale perché bisogna ponderare bene il costo degli interessi, il rientro del capitale e la fiscalità dell’operazione. Infatti se esageri con i debiti, rischi anche in questo caso.

Per capire se sei sulla strada giusta, il mio consiglio è di controllare il cash flow. Infatti sono i flussi di cassa che assicurano il rimborso del debito.

Quando valuti se indebitarti, pensa prima ai flussi di cassa.

Do you want to profit from the Crisis?

 
Whether it is true that many at this time are losing their savings, it’s also true that others are making profits from it. For example the banks now are making a fortune and if you want to make it too, you have to enter their Ballpark and then you want to make your home run.
 
In order to get into their game, you have to catch on the activity of a Commercial Bank. The bank buys money from those who deposit the cash on their checking and savings account, then the bank re-sell it to those who ask them for the money.
 
The gap between the two transactions is the bank’s profit.
 
If you multiply it for thousands of daily operations you can easily make yourself a picture on how much do they make from the banking daily business.
 
Today you can enter their ballpark and play the same game they play. And it’s so easy. When you catch on it, you can really make buku-bucks.
 
You buy a property with a mortgage and you find the way to pay the mortgage installment with the rent. This way you re the estate’s owner but it’s your tenant who is paying it for you. You just have to make sure the rent’s amount is higher than your mortgage’s installment rate.
 
If it happens you have a certain amount of cash you can also buy properties without a mortgage.
 
If you manage to enter this ballpark, you can hit the Retire Rich state very quickly.

Vuoi guadagnare nella crisi?

Se è vero che in molti stanno perdendo i risparmi, è anche vero che alcuni stanno guadagnano.

Per esempio le banche stanno vincendo. E se vuoi vincere, anche tu, devi capire il loro gioco, e, successivamente, fare il gioco di chi sta vincendo.

Per comprendere il gioco, bisogna comprendere l’attività di una banca commerciale. La banca compra il denaro da chi deposita liquidità sul conto corrente, e lo vende a chi ne ha bisogno. La differenza è l’utile della banca. Se lo moltiplichi, puoi certamente comprendere i guadagni.

Oggi, anche tu puoi fare lo stesso gioco. Ed è molto semplice. Quando lo capisci, puoi arricchirti moltissimo. Compri un immobile con un mutuo, e fai in modo che l’affitto paghi le rate del mutuo. In questo modo, sei il proprietario dell’immobile, ma te lo paga l’inquilino. L’unica accortezza è che l’affitto sia superiore alla rata del mutuo. Se hai numerosi capitali, puoi anche comprare immobili senza mutui.

Se riesci entrare in questo gioco, puoi arrivare al livello Retire Rich in fretta.

Se impari a gestire il tuo patrimonio, sei avvantaggiato.

Ti ricordi lo scandalo delle obbligazioni Parmalat? Perché così tante persone hanno perso? La risposta è semplice. Alcuni gestori patrimoniali, avevano riempito i portafogli di questi titoli, che poi sono falliti.

Can businesses into debt find a way out?

 
Maybe. However that’s not the case for all of them.

Many businesses underwent a downturn in profits. Sales dropped because of the economy. Companies that already had debts, today they risk of not having the chance of refinancing. These are the companies that are most at risk, because banks do not give them a penny.
 
It looks ridiculous but the bank chooses to bankrupt a business that it previously financed rather than choosing to refinancing it.

Today bankers only think in short terms because they only care for their quarterly budget to go off smooth.. However this way they don’t bankroll business, as they want to be belts and suspenders with their budget. Thing is in the long range, businesses go bankrupt.
 
Bankers do not understand if they kill the business system they kill themselves too.

Le aziende indebitate, possono salvarsi?


Potrebbe essere. Ma non sarà così per tutte le aziende.

Molte aziende hanno avuto una contrazione sul fatturato. Si vende di meno, a causa della crisi. Le aziende, che avevano debiti pregressi, oggi, rischiano di non avere la possibilità di rifinanziare i debiti. Queste, sono le aziende che rischiano, perchè le banche non finanziano.

Sembra assurdo, ma la banca preferisce far fallire una azienda che aveva finanziato, piuttosto che rifinanziarla.

Oggi una banca pensa, unicamente, al breve termine, perchè deve chiudere, bene, il trimestre. Ma così facendo, non finanziano le aziende, per paura di non fare errori. La conseguenza è che sul lungo periodo, le aziende falliscono.

Le banche non capiscono che se bloccano il sistema aziendale, penalizzano anche se stesse.

The banks created the financial crisis so the banks should take the first step

 
We are in a financial crisis because of the overwhelming debt. In the past four years the banks borrowed money and lent money even to people they knew they weren’t able to repay it.

At its beginning, back in 2008, the crisis was mostly financial. In the following years the Financial crisis turned into Economic Crisis. The immediate effect was the Credit Crunch. Banks today do not finance businesses anymore, they invest in Treasury Bonds.

The economic crisis curtailed consumer spending and as a direct consequence also businesses and jobs. Without business there’s no economy and in such a scenario, I wish I would offer a solution to save businesses and the right to work.

The solution is very easy: we need banks to declare a 5 year moratorium on Mortgage interest rates for families and businesses on a loan.
 
The immediate effect would be a breath of fresh air that will be able to restart consumer spending.

The economy is supposed to serve society.
 
Not the opposite.

Le Banche hanno generato la crisi, quindi dovrebberro essere loro, a fare un sacrificio


Il motivo è semplice: la crisi è generata dal troppo debito. Negli anni passati, le banche hanno elargito finanziamenti, anche, a chi non poteva permetterselo.

Inizialmente, nel 2008, la crisi era finanziaria. Negli anni successivi, la crisi finanziaria è diventata economica. La conseguenza è stata una stretta fortissima sui finanziamenti. Le banche, oggi,  non erogano più, perché investono in BOT.

La crisi economica ha penalizzato i consumi e, di conseguenza, anche le aziende ed i posti di lavoro. Senza le aziende, non c'è economia. In questo scenario, desidero dare la soluzione per salvare le aziende ed il diritto al lavoro. 

La soluzione è semplicissima: basterebbe che le banche facessero una moratoria di 5 anni sugli interessi dei debiti dati alle società e alle famiglie per i mutui.  La conseguenza sarebbe una ventata di ossigeno che farebbe ripartire i consumi.

L'economia è al servizio della società. E non il contrario.

In what kind of Crisis we are?


Many talk about the 1929 crisis and they compare it to our historical period. However few people know there were huge differences in terms of Inflation between Germany and the US.

In the US prices dropped because of cash scarcity, generating what is called Deflation. Those who had cash, were in advantage because they had greater Purchasing Power.

In Germany instead, prices spiraled upward, generating Hyperinflation. Cash was loosing value, while who put their money in Inflation-linked investments made profits.

The main goods linked to the Inflation are Gold and Real Estate.

What I am interested to focus on is if we are in a crisis in which central banks print out currency. A lot of Currency. So I forecast Cash is too much diluted and inflation linked investment can take advantage from it.

In che tipo di crisi siamo


In molti parlano della crisi del 29, e la paragonano al nostro periodo storico. Ma in pochi sanno che negli Stati Uniti ed in Germania ci sono state differenze abissali in tema di Inflazione.

Negli Stati Uniti i prezzi scendevano per la scarsità di contante, generando quella che si chiama Deflazione. Chi aveva il contante, rimaneva avvantaggiato perché aveva un maggiore potere di acquisto.

In Germania, invece, i prezzi salivano vertiginosamente generando l'Iperinflazione. Il denaro contante aveva sempre meno valore, mentre chi aveva fatto investimenti legati all'inflazione, aveva guadagnato. I principali beni legati all'inflazione sono oro e immobili.

Quello che mi interessa focalizzare è che se siamo in una crisi in cui le banche centrali stanno stampando moneta. Molta moneta. Quindi prevedo che il denaro contante sia diluito, e che gli investimenti legati al'inflazione possono trarre vantaggio.

Is today's scenario so severe?


Unfortunately yes.

Markets have never been so volatile. What if you invest in Treasury Bonds and inflation occurs? In ten years the value of your money will be much lower. Taxes rise and the economy doesn't get any better.
 
In order to get out of this, it's absolutely necessary to focus on a type of investment that provides you a stable income on the short term, and that is able to grow in case the inflation would eventually rise.

Ma lo scenario attuale è così grave?


 
Purtroppo sì.

Le borse sono volatili. Se investi in BOT e arriva l'inflazione, il tuo denaro fra 10 anni avrà un valore molto più basso. Le tasse aumentano e le aziende sono in crisi.

Per venirne fuori, è necessario focalizzarsi su un investimento che dia rendite stabili nel breve e che cresca se cresce l'inflazione.

Oggi è molto rischioso investire in Borsa


Desidero fare una analisi sull'andamento della Borsa in settimana.

Se il patrimonio rende bene, oggi, si può puntare ad una redditività annua del 5%. Esattamente quanto la Borsa Italiana ha perso in un giorno di questa settimana!!

Cosa mi conviene fare se arriva una forte Inflazione?

Se guardi il telegiornale e, anche tu, credi che i prezzi stiano aumentando a dismisura, probabilmente ti stai accorgendo che sta per arrivare un periodo di forte inflazione. E se hai un patrimonio da gestire, avrai sicuramente sentito parlare di "proteggere il rischio inflazione".  Avrai, anche, notato che si parla sempre di Inflazione, in termini negativi.

Io preferisco capovolgere il punto di vista, e vedere le cose in positivo. In questi momenti mi chiedo: "Come posso guadagnare con investimenti che crescono di valore in modo maggiore dell'inflazione?"

E se anche tu ti farai questa domanda, quello che per molti è un motivo di ansia, per te diventa un'opportunità. Quando sentirai al telegiornale che i prezzi stanno salendo, allora, ti ricorderai che il tuo patrimonio sta crescendo in automatico.

E quindi, in cosa conviene investire?

In prodotti che crescono più dell'Inflazione.

What should I do if a Great Inflation occurs?

When you read the news and you see general price level rising like crazy, you realize a big Inflation is coming. And if you manage a portfolio then you certainly heard about "Inflation Risk Protection". You may also have noticed Inflation is always defined in negative terms.
 
Personally I prefer to shift my point of view and see it the positive way. In these times I ask myself "What type of investment is able to increase its value more than the inflation rate?"

How Inflation works?

Some people forecasted a Great Inflation is coming.
 
Inflation is a rise in the general price level of goods and services. In order to understand the Inflation's magnitude, I suggest to make a comparison between the price of the same apartment in the early 70's with today's. The property whose price twenty years ago was of 60 million Liras, today might have an appraisal of more than a million Euro.
 
Cash loses value if you don't invest it in something that yields rewards. 
 
This phenomenon goes faster as much as the inflation rises. 
 
The higher is the value the faster prices will rise.

Come incide l'Inflazione?


Alcuni prevedono che sia in arrivo un periodo di forte Inflazione.

L'Inflazione è l'aumento dei prezzi. Per capire la magnitudine dell'Inflazione suggerisco di confrontare i prezzi di uno stesso appartamento nei primi anni 70 ed oggi, nel 2012. L'immobile che prima valeva 60 milioni di Lire, oggi vale più di un milione di Euro. 

Il contante perde valore se non lo si mette a frutto.

Questo fenomeno è tanto più veloce quanto maggiore è l'inflazione stessa. Più è alto il valore, e più crescono i prezzi.

The bottom line on Investment

If you manage a portfolio it's absolutely routine to ask yourself a question "what's the best thing to invest in right now?"
 
Even if you don't have a portfolio, it would be smart to ask yourself: "what's worth to invest in?" .....Obviously your prerogative is you want to build a fortune. Being this the case I remind you "a great fortune always begins with a small investment".
 
Much has been said about it, so what's worth investing in?
 
Results are the only thing that matters, as long as it's legal and ethical. Some investment opportunity may look sexy, but afterwards they come out as being hardly manageable and at the end of the day not very profitable. If you don't know what you are investing in, don't invest because you are at risk of getting burned.
 
My suggestion is to invest in something simple that pays you back with a stable cash flow.

La prima verità sugli investimenti

Se hai un patrimonio da gestire, è normale che ti poni la domanda: "In cosa mi conviene investire?".

Anche se non hai un patrimonio, può essere giusto porsi la domanda "In cosa mi conviene investire?"... a condizione che tu voglia crearti un patrimonio. Nel caso, ti ricordo che un grande patrimonio, inizia sempre, con un primo piccolo investimento.

Si è detto tutto, ed il contrario di tutto, sulla domanda "In cosa mi conviene investire?". Ma quello che conta è il risultato, purché sia etico. Ci sono investimenti che, sulla carta, sembrano molto allettanti, ma che, in realtà, si dimostrano difficili da gestire e poco redditizi. Se non capisci in cosa stai investendo, non investire, perché rischi di essere fregato.

Il mio suggerimento, è di investire in cose semplici e che ti danno flussi di cassa costanti.

Do you remember how much TB used to pay? Did they really worth?

 
Everyone remembers the Old Italian Treasury Bonds (BOT), which until 15 years ago they used to pay a 10% interest rate a year. Some of us miss them a lot. 
 
If in the 90's you had half a billion liras (400.000 $), you felt like you were rich. Your yearly income was of about 50 million (40.000 $) a year and you lived in wealth. 
 
Today, your 500 million have become 250.000 Euro. Although the worst side of it, it's those same 250.000 Euro don't pay you that same 10% of interest rate anymore, but much less, in fact it's about 4%. As a matter of fact you would have an yearly income of 10.000 Euro (9.000 $). Less than 1.000 Euro per month. 
 
In fact if in the 90's you would have decided to invest your savings buying 4 apartments, for example in the University district of Milano, today your investment would have been doubled and at present you would have had 4.000  (3.200 $) Euros as a monthly income. 
 
So investing in the Italian treasury bonds was a real bargain? 
 
Hindsight do you think was it a good advice? What about that time years ago when your personal banker suggested you to invest your savings in Treasury Bonds? Do you think BOTS (italian treasury bonds) were in the long term a profitable investment? At present do you feel richer or poorer? Have you ever asked yourself who made profits during the past 30 years? If you invested 500 billion liras in TB before the coming of Euro you made about 5 million liras per month. Today you won't make 1.000 Euros per month. 
 
The impoverishment is more than clear, and those who followed their personal banker advice got burned. Before the Euro you were wealthy, today you struggle to survive. What about tomorrow?

Vi ricordate quanto rendevano i BOT? Ma convenivano veramente?


Tutti ricordano i vecchi BOT, che fino a 15 anni fa, rendevano il 10%.  E alcuni li rimpiangono.

Se negli anni 90, avevi mezzo miliardo di lire, ti sentivi ricco.  La tua rendita annua era di circa 50 milioni, e vivevi nell'agiatezza.

Oggi, i 500 milioni sono 250 mila Euro. Ma la cosa grave, è che, gli stessi 250 mila Euro, non rendono più il 10%, ma di meno, circa il 4%. Conti alla mano, avresti rendite annue per 10.000 Euro. Meno di 1.000 Euro al mese.

Invece, se negli anni 90, avessi deciso di impiegare il tuo risparmio per comprare 4 appartamenti, per esempio a Milano in Città Studi, oggi il tuo patrimonio sarebbe raddoppiato, e avresti 4.000 Euro al mese di rendita.

Ma allora, era proprio un affare investire in BOT? Era proprio un buon consiglio, quello del vostro consulente di fiducia?  I BOT, alla lunga, erano proprio un investimento sicuro? Ti senti più ricco o più povero?  E poi, ti sei mai chiesto chi ha guadagnato in questi anni?

Con lo stesso patrimonio investito in BOT, prima avevi quasi 5 milioni di Lire al mese. Oggi, neanche 1.000 Euro al mese!  L'impoverimento è chiaro. E chi ha seguito il consiglio del proprio bancario, è rimasto fregato. Prima eri ricco, oggi sopravvivi. E cosa avrai, domani?

The Bank always makes profits, even when you lose.

 
Today the Milano Stock Exchange lost 5%.
 
Always remember if you deposit your savings in a Bank, the only ones who always earn are the Bank and your Banker. When you invest in the Stock Exchange (or in bonds) you can make profits or lose.
 
You won’t know it in advance but you have a certainty: you always pay your bank fees.
 
Bank fees are lower if you invest in Treasury Bonds and regular Bonds while they would be higher if you invest in stocks. Obviously there are exceptions but they are very rare. It is indeed quiet right to ask yourself a question.
Who is going to guarantee me that the bank does not invest in stocks while the Stock market is losing?

Remember...the bank makes more money with people who invest in stocks.

With the stock market losing 5% in one day, can you still trust the financial system?

Every day a greater number of people are losing trust in the financial system.

La Banca guadagna sempre, anche quando perdi


Oggi la Borsa di Milano ha perso il 5%.

Ricorda sempre una cosa. Se depositi i tuoi risparmi in una Banca, gli unici che guadagnano sempre, sono la Banca e il tuo Bancario.

Quando investi in Borsa (oppure in Obbligazioni) potrai guadagnare o perdere. Non puoi saperlo prima. Ma avrai una certezza: pagherai, sempre, le commissioni bancarie. Le commissioni bancarie, sono più basse se investi in Titoli di Stato e Obbligazioni, e sono più alte, se investi in Azioni. Ovviamente, ci sono delle eccezioni, ma sono dei rari casi.

Ma è giusto porsi una domanda. La Banca guadagna di più se investiamo in Azioni. Chi mi garantisce, che la Banca non mi faccia investire in Azioni, anche se la Borsa perde? Con la Borsa che perde in un giorno, il 5%, puoi ancora fidarti del sistema finanziario?

E mentre leggi queste pagine, oggi, ti sei chiesto se avevi un portafoglio di azioni?

Ogni giorno, un numero sempre maggiore di persone, perde confidenza nel sistema finanziario.

Banks stopped Banking

 
Today the public opinion bashes banks because they use their money to buy public debt of their own country instead of borrowing it to those in need. In practice, even if it sounds weird, banks stopped banking.

The bank’s job is simple: they buy money from you (when you deposit your cash on your account). Then, they sell you the money when you are insolvent (mortgage rates, credit cards, lease). The difference between that little amount that the bank puts in your account and the enormous amount you pay as interest rate it’s indeed the bank’s profit. This was the routine banking procedure. While doing so they used to provide a service to the customers who requested it.
 
In the past twenty years the bank that did not make enough profits from ordinary operations they ventured in high-risk operations (derivative finance), which provided immediate and greater returns.
 
The evidence these were risky investments has been confirmed by the present-time crisis.

Now the problem is very serious: real economy stopped growing.
 
Those who needed liquidity were not able to get it because banks already spent it. And those who pay the price of it are the young couples who cannot afford a mortgage, the business owner who cannot enlarge its store and the companies whose scarce liquidity prevented them to invest and stay competitive in the market.  
And the Real Economy engine unfortunately but obviously stopped working.

Le Banche hanno smesso di fare le Banche


Oggi l’opinione pubblica critica le banche perché impiegano i propri soldi per comprare il debito pubblico del proprio Paese, anziché prestarli a chi ne ha bisogno. In pratica, sembra strano, ma le banche hanno smesso di fare le banche.

L’attività di una banca è semplice. Compra il denaro da te, quando versi la liquidità sul conto corrente. Ti vende il denaro, quando ti indebiti (mutuo, carta di credito, leasing...).  La differenza tra quel poco che la banca ti accredita sul conto corrente, e quello sproposito che paghi di interessi, è il guadagno della banca. Questa, era l’attività ordinaria delle banche che, così facendo, prestavano un servizio a chi ne aveva bisogno.

Tuttavia, negli ultimi 20 anni, le banche, che non guadagnavano ”abbastanza” dall’attività ordinaria, si sono avventurate in operazioni ad alto rischio (i derivati), ma che davano guadagni immediati ancora maggiori. La prova che erano investimenti rischiosi, è stata confermata dalla crisi attuale.

Ora, il problema è molto serio: l’economia reale si è fermata. Chi aveva bisogno di liquidità, non la ha ricevuta, perché le banche l’avevano già impiegata.  E a farne le spese, sono la giovane coppia che non può farsi il mutuo, il commerciante che non ha il leasing per ingrandire il proprio punto vendita e le industrie a cui viene negata la liquidità per fare investimenti.

E il motore dell’economia reale, purtroppo, ma ovviamente, si è fermato.

What to teach our kids


We live in the hyper-communication era, however those who graduate and exit the school system they still do not possess the most useful basics to face today’s life. There’s a new form of illiteracy today, because the school for example doesn’t teach kids English the way it should, they don’t teach anything about Internet nor they do teach Business Management or Finance. 

There is another form of illiteracy today, and it’s even worse. It’s the financial illiteracy. If you think about it, everyone, everyday has to deal with money under the most disparate form: cash, bank accounts, credit cards, taxes, inflation… Unfortunately the present school system does not teach our kids how to deal with money. 

We are here to explain you why it is so crucial for us all to have a school that teaches our kids what’s a profitable portfolio. So that once you have learned it, you will be able to decide if you want to have it one and how to make it profitable.

Cosa insegnare ai nostri figli



Viviamo nell'era della comunicazione, tuttavia gli studenti che escono dal sistema scolastico, non hanno le basi utili per affrontare la vita. È una nuova forma di analfabetismo. Non si insegna l'Inglese in modo approfondito, non si insegna nulla su Internet e sulle Imprese.

Esiste, anche, un altro analfabetismo, ed è ancora più grave. È quello finanziario. Se ci pensi, tutte le persone, ogni giorno, hanno a che fare con il denaro in numerose forme: denaro contante, conti correnti, carte di credito, tasse, inflazione...  Purtroppo l'attuale sistema scolastico, non insegna come gestire il denaro.

Noi siamo qui per spiegarti perché è importante avere un patrimonio che rende. E, quando lo avrai capito, anche tu potrai decidere se crearlo, e come farlo rendere.

Bio Luigi Foscale (Italian version)


A questo punto mi sembra che sia arrivato il momento di presentarmi.

Luigi Foscale è un Businessman ed Investitore Europeo attivo nel settore Corporate e Real Estate.

Foscale è il Presidente e Fondatore di Axet Merchant, una società di Investimenti e Corporate Advisory.

Formazione

Foscale ha frequentato l’Università di Bari laureandosi con profitto in Scienze Politiche nel 2003. Successivamente ha frequentato il Master in Business Management presso l’ISTUD dell’Università Cattolica del Sacro Cuore.

Carriera

Il dottor Foscale ha iniziato la propria carriera in Svizzera nei servizi finanziari lavorando presso alcuni tra i maggiori Istituti Finanziari Svizzeri. Tra il 2000 e il 2001 ha lavorato nell’Ufficio Borsa della BSI e successivamente nell’Active Advisory Team, il Dipartimento dei Servizi Finanziari di UBS che si occupa di pianificare strategie di investimento individuali per gli Ultra High Net Worth Individuals. Alla fine del 2001 è entrato in Mogton S.A. una società Svizzera di Investimenti, lavorando come Advisor per le questioni di Rischio nel Due Diligence Management.

Dal 2004, Luigi Foscale, è entrato in Accor Hotel Italy come Assistente Esecutivo dell’Amministratore Delegato. Ha coperto il ruolo di Tesoriere lavorando con il Dipartimento Contabilità per tracciare il Cash Flow giornaliero nella società attraverso le entrate dalle vendite dei prodotti e dei servizi della società. Il dott. Foscale ha inoltre lavorato nelle Vendite per il Programma di Ristorazione Collettiva di Accor.

Nel 2006 Luigi Foscale ha fondato Axet Merchant, una società di Investimenti e Servizi Finanziari di cui è Presidente CEO e CIO. Il debutto di Foscale come major player del mercato finanziario è avvenuto nel 2006 quando ha lanciato un Fondo di Investimenti in Cartolarizzazioni con una redditività per l’investitore del 12% di IRR.
Il dottor Foscale, in qualità di CEO di Axet Merchant, nel 2008 ha rappresentato l’acquisizione del 33,3% di una società leader nel mercato del Foodservice di Alto livello che produce gastronomia di qualità e prodotti affini servendo più di 80.000 pasti al giorno. La partecipazione è stata successivamente venduta nel 2011.

Nel 2008 Axet ha creato la sua prima sussidiaria: Axet Real Estate Management, una società di Private Banking Immobiliare che gestisce investimenti in Svizzera, Romania, Bulgaria, Italia e Stati Uniti per Investitori Privati.

La verità sulle pensioni


Se sei sotto i 50 anni e fai conto sulla pensione, ti aspetta una grande delusione. Mentre leggi questa pagina, capirai che è mortificante lavorare una vita, e poi avere una pensione ai limiti della sopravvivenza. Non è giusto, ma la situazione è questa. Che tu lo voglia o no, è quello che ci aspetta. Nessuno escluso.

Ma, se sono qui, è per dirti che non conviene disperarsi, perché qui potrai trovare le soluzioni. Te lo garantisco. Se il sistema pensionistico non provvederà a noi, ci creeremo noi il sistema che ci fa vivere di rendita. Semplice.

Ti vorrei fare una domanda: quanto ti sentiresti tranquillo, se anche tu avessi la certezza di contare su numerose rendite perpetue, che sostengono il tuo tenore di vita sempre più caro?

Non dimenticarti che siamo in un gelido inverno finanziario. Ma ricorda anche che, dopo l’inverno, arriva sempre la primavera.

The truth on the pensions

If you are under 50 and you count on your pension, a great disappointment awaits you ahead of the road. While reading these lines you will understand what I am talking about.
 
How humiliating it must be…. working hard for a lifetime only to find out once you retired, that all you have is a pension that keeps you on the edge of survival. That’s not fair, but that's that....as they say. 
 
Like it or not, this is what we should expect at the end of the tunnel. Nobody excluded. (Sounds like death).
 
However don't let life discourage you, because here you'll be able to find a solution.
 
I guarantee. If the pension system won’t take care of us we will create the system to live on a private income. Plain and simple. I would like to ask you a question: how would you feel if you have the certainty you can count on a number of perpetual incomes that support your increasingly expensive lifestyle?

Don’t forget we are in a cold Financial Winter, but remember also that after the Winter there always comes Spring.

The historical moment: Crisis & Opportunity


If you are reading this it’s because you are wondering what the reason of this crisis could be. Well if this can be of any help I was wondering that too. And the answers I have found are simple but dramatic.

The economic policies that ruled the world till today have shown to be disastrous. This happened because finance take over the real economy. Banks stopped banking because their execs were only thinking to their multi-million dollar bonuses. Look at the emoluments of the big bankers in the decade before the crisis and look how those same banks went bankrupt.
 
Although the point is: who is going to pay for all this? That’s us.
 
The banks must be bailed out, governments save the banks, but they do it with our money and consequently the government is pushing us to pay more taxes. Honestly, do you think that’s fair? I don’t think so.

Let’s put our personal opinion aside, the real problem is those persons who caused this giant mess they’re still in office. And the worst is in this very moment those same people have been assigned to manage the emergency. All this happens at the height of their top pensions.

What then?
 
The certainty of a government that provides to your welfare doesn’t exist anymore. That’s reality: no more pensions, healthcare will become private, transportation fares will be more expensive, schools will have unmotivated teachers and a lack of safety will affect our streets.

However behind every crisis always lies a hidden opportunity.
 
So after a storm comes a calm and as an optimist guy i have asked myself a question: “How can I get out of this?” If you like to know the answer I have good news for you. You can break through this crisis as the solution is everyone should take care of him/herself by creating their own automatic income through which you can cover your expenses. So I am suggesting you to change your life philosophy.
 
You should work to create such big incomes thanks to which you won’t depend on your job nor from the government.
 
Become free.

Il momento storico: la crisi e l’opportunità



Se stai leggendo questo blog, è perché, probabilmente, ti starai chiedendo il perché di questa crisi. Beh, se ti può far piacere anche io me lo sono chiesto. E le risposte che ho tovato, sono semplici ma drammatiche.

Le leggi economiche che governavano il mondo fino ad oggi, hanno dimostrato il loro fallimento. E questo è dovuto al fatto che la finanza ha preso il sopravvento sull’economia reale. Le banche hanno smesso di fare le banche perché i loro manager pensavano solo ai loro bonus milionari. Provate a guardare gli emolumenti dei principali banchieri nel decennio antecedente alla crisi, e guardate, ora, come sono crollati (o falliti) gli stessi istituti.

Ma il punto è: chi pagherà per tutto questo? Noi. Le banche devono essere salvate, gli Stati salvano le banche, ma lo fanno con i nostri soldi, e, pertanto, lo Stato ci invita a pagare più tasse. Onestamente, vi sembra giusto? A me no.

Ma a parte le opinioni personali, il problema vero, è che le persone che hanno causato la crisi, sono ancora lì. E, la cosa peggiore è che, proprio in questo momento, le stesse stanno gestendo l’emergenza. Il tutto dall’alto delle loro super pensioni.

E quale sarà la conseguenza? La sicurezza di uno Stato che pensava al tuo benessere non potrà più esistere. Questa è la realtà. Niente più pensioni, la sanità sarà a pagamento, i mezzi pubblici saranno più cari, le scuole avranno insegnanti demotivati, ci sarà mancanza di sicurezza nelle strade…

Però dietro ad una crisi c’è sempre una opportunità. Dopo un temporale torna sempre il sereno e, da ottimista che sono, mi sono fatto una domanda: "Come posso venirne fuori?". E, se vuoi saperlo, posso darti una buona notizia. Puoi venirne fuori. La soluzione è che ognuno provveda a se stesso, creandosi delle rendite automatiche con cui sostenere le spese.

Quindi, ti suggerisco di cambiare filosofia di vita. Lavora per crearti delle rendite così grandi, grazie a cui non dipendi più dal tuo lavoro o dallo Stato. Diventa libero. Ma ti suggerisco di iniziare adesso perché, se no, potrebbe essere troppo tardi.
